Bharatlekh is for deed writers and property dealers. Read the parties' cards instead of typing them, tell the buyer what it will cost before they ask, and draw every document in the chain from the same record, in your own format.

What it does for the office

A sale is weeks of the same names, numbers and addresses typed again into the next document. Bharatlekh takes them once and carries them through.

Reads the cards

Upload everyone's Aadhaar and PAN together, as they arrive on WhatsApp. It works out whose is whose. An Aadhaar's QR code or e-Aadhaar PDF is checked against UIDAI's signature; anything read from a photograph is marked so you check it against the card.

Reads the old deed

Start a property from the prior registry, the transfer memorandum or the allotment letter. Typed documents are read exactly; scanned ones are read page by page and you are told what that will cost first.

Quotes the costs

Stamp duty on the higher of the price and the circle-rate value, registration fee, and the Authority's transfer charge, worked out for Noida and shown to the buyer as one figure with its parts.

Draws the deed

Your own deed, in your own words and layout, filled in as a Word document with the parties' identity pages attached behind it. You mark up your format once.

Keeps the chain in view

Agreement to sell, transfer memorandum, sale deed, mutation, permission to mortgage: what is done, what is due, and which paper belongs to which step.

Works on a phone

The whole office signs in from a laptop or a phone, each person as themselves. The owner decides who has access and can take it away in a moment.

One purchase, start to finish

The documents a purchase in Noida passes through, in the order they happen.

Kept in India

The servers are in Mumbai. Where a picture has to be read by a machine, that happens in Mumbai too.

Sealed on disk

Every card, scan and deed is stored encrypted. A copy of the data is unreadable without a key that is kept apart from it.

Your firm alone

Each firm's records are kept in a database and a folder of their own. No other firm's request ever opens them.

Only four digits

The full Aadhaar number is never stored as data. The record keeps the last four digits, which is all a deed needs.
